Getting to know Denia
Denia takes its name from Denia Park at 1001 Parvin Street, a 23.5-acre city park beside the Denia Recreation Center. The city reopened the park after a renovation that added trails, improved drainage, renovated restrooms and upgraded lighting. The Denton Record-Chronicle reported a budget of about $3.8 million.
Neighborhood guides place Denia in south Denton, with Fort Worth Drive along its eastern side. Nearby schools include Borman Elementary, McMath Middle School and Denton High School.
Older homes, newer infill and rentals
Real estate data describes most Denia homes as built between about 1960 and 1980, with newer master-planned infill such as Eagle Creek. That mix means one call might be about an original water heater closet and the next about a warranty question on a new build.
Rentals are common in the neighborhood, partly because of its location near the University of North Texas. Owners and property managers can use the same number, and the plumber can coordinate access with tenants.
What to do first when a Denia rental has a leak
A little coordination keeps rental repairs quick and limits water damage.
- Tenants: report leaks to the person or office where you pay rent, in writing if your lease requires it, and close the fixture valve if water is running.
- Landlords: leave the location of the main shutoff and water heater with tenants at move-in.
- Both: agree who approves the repair before the plumber arrives, so the visit is not delayed.
- Newer homes: check whether the builder warranty still covers the problem before booking.
Services Denia residents call about
Kitchen and bathroom clogs go to drain cleaning, and garbage disposal jams to garbage disposal repair. Running or leaking toilets are covered on the toilet repair page.
When a heater stops producing hot water, start with water heater repair. Repairs in older homes and new infill alike are made to the 2021 IPC that Denton adopted in 2022. Nearby, Southridge is another south Denton neighborhood with its own page.
Denia plumbing questions
Usually your landlord arranges the repair. Under Texas Property Code Section 92.052, a landlord must make a diligent effort to repair conditions that materially affect health or safety once proper notice is given. If water is running, close the valve first and then notify the landlord.
Check your builder paperwork before booking. If the warranty has ended or does not cover the problem, the plumber can explain the repair and the price before starting.
Denia Park is at 1001 Parvin Street, next to the Denia Recreation Center. Mentioning it or your nearest cross street helps the plumber find you.
