Where Southridge is
Southridge sits south of Interstate 35E, generally between Teasley Lane and Lillian Miller Parkway. Its curvilinear street pattern sets it apart from the older grid around the Square.
The City of Denton calls Southridge one of its most iconic post-World War II neighborhoods. In 2025 the city had historic preservation specialists survey the neighborhood, and its Preserving Southridge page says the area qualifies for historic designations, which would depend on owner support.
Mid-century homes, updated over time
Mid-century homes anywhere often carry a mix of original and replaced parts. This table shows what a plumber checks first and why.
| Part of the house | What gets checked | Why it matters |
|---|---|---|
| Main shutoff and fixture valves. | Whether they close fully without dripping. | You need them to work in an emergency. |
| Water heater. | Age on the rating plate, relief valve, venting. | Decides repair or replacement. |
| Drain lines. | How fast fixtures drain and whether backups repeat. | Separates a local clog from a main line problem. |
| Supply piping. | Material and condition at exposed runs. | Shows whether spot repairs or larger work makes sense. |
Updating plumbing in a house that may be historic
Southridge is not currently one of Denton's three local historic districts, so the Certificate of Appropriateness rules for those districts do not apply here today. That could change if owners pursue a designation.
If you care about keeping the mid-century character of a kitchen or bathroom, say so when you call. Many original fixtures can stay in place while the valves, supply lines and drains behind them are replaced. The new parts are installed to the 2021 International Plumbing Code (IPC), the edition the City of Denton adopted in 2022.
Services Southridge homeowners call about
Slow or backed-up drains go to drain cleaning, and a damp floor or a rising bill goes to leak detection first. Warm spots in a floor are covered on the slab leak repair page.
Water heaters at the end of their life are covered under water heater replacement. Southridge is a short drive up I-35E from Corinth, which we also serve.
What Southridge repair costs depend on
The same repair can cost more or less from one house to the next. These factors make the difference.
- Whether the problem is a single part, such as a valve or a fill valve, or a longer section of pipe.
- How the plumber has to reach it, under a sink, through a wall or under the yard.
- Whether a water heater can be repaired or should be replaced at its age.
- Whether you want original fixtures kept, which can mean ordering parts.
You hear the price before any repair starts. Call with the age of the house and what you are seeing, and the plumber can tell you what to expect.
Southridge plumbing questions
Not at present. The City of Denton's Preserving Southridge page says a 2025 survey found the neighborhood qualifies for historic designations, and that any designation would depend on property owner support.
Usually. The plumber can replace valves, supply lines and drain parts behind original tile and fixtures. Some parts may need to be ordered, so mention the fixtures when you call.
The City of Denton's utility FAQ says the line from the house to the city main is the homeowner's responsibility. Backups from the main itself go to the city's Wastewater Collections department.
